Responsibilities:
Implement effective marketing strategies to achieve occupancy goals.
Manage and control advertising budgets to optimize property visibility.
Advertise and fill vacancies, utilizing referrals from existing tenants.
Process applications, conduct applicant follow-ups, and facilitate property tours.
Negotiate, prepare, and enforce leases in accordance with company policies.
Collect security deposits and ensure the premises are ready for new occupants.
Maintain detailed records and ensure compliance with relevant laws and regulations.
Establish appropriate rental rates through market research and cost analysis.
Prepare and distribute monthly statements, ensuring timely payments and collections.
Minimize rental arrears and coordinate default proceedings when necessary.
Oversee property maintenance, repairs, and capital improvement projects.
Manage tenant/resident relations by addressing complaints and concerns promptly.
Orient new tenants to the property and enforce occupancy policies.
Direct and evaluate property staff, ensuring proper maintenance and meeting owner objectives.
Prepare and analyze financial reports, budgets, and variance reports.
Qualifications:
Bachelor’s degree preferred.
Proven experience in property management or related field.
Understanding of financial and accounting principles.
Strong knowledge of marketing and customer service principles.
Familiarity with budgets, financial statements, contracts, and agreements.
Proficiency in MS Office and property management software.
Knowledge of relevant local, state, and federal legislation and regulations.
Real Estate License required in some states.
BOMA industry-standard designations may be advantageous.
Excellent communication and interpersonal skills.
