POSITION OVERVIEW

The key responsibilities of the Sales & Marketing Director are to oversee a select portfolio of properties, perform and manage activities relating to the successful leasing of apartments that are underperforming to ensure the attainment of budgeted occupancy and Net Operating Income. This includes but is not limited to developing and implementing sales and marketing strategies, creating meaningful business relationships through large-scale corporate outreach efforts, assisting in hiring and onboarding new sales associates, and providing ongoing training and resources for seasonal sales staff, all within a portfolio of properties.


Sales

  • Develops and trains the Sales teams in their portfolio to be proficient in property systems and successfully reach all sales goals. Leads a high-performing team through effective recruitment, coaching, mentoring, and development efforts by regularly conducting property visits and having one-on-one conversations to solicit feedback; and displays integrity by ensuring processes, procedures, and practices affecting the team are completed on time.
  • Ensures all pertinent reporting deliverables are completed in a timely and accurate manner and utilized to make actionable decisions.
  • Manage overall sales process and set appropriate metrics for sales funnel management.
  • Collaborates, prepares, and executes 30/60/90-day action plans and ownership reports for communities not meeting their budgeted occupancy objectives; and crafts other strategic sales documents as assigned, such as policies, incentive programs, or memorandums.
  • Leads by example through consistent performance by demonstrating a sense of urgency and accountability regarding lead response, proactive outreach, and community networking. Also provides leadership as it relates to sales team members’ professional development.
  • Assists in creating and facilitating City Club University sales curriculum classes; demonstrates professional facilitation and presentation skills; and displays an executive presence that can capture an audience.

Marketing

  • Identifies and coordinates with sites teams opportunities for large-scale outreach initiatives by targeting nearby companies and establishing professional relationships to promote the apartment community as a benefit and amenity to that company’s employees. Attends local networking and chamber events and constantly fosters awareness about the surrounding community.
  • Conducts regular audits of all ILS and other online advertising sources within their portfolio to guarantee that thorough and up-to-date information is being presented consistent with the City Club Apartments brand. Makes frequent use of free advertising on social media platforms such as Facebook, and Instagram and offers recommendations to increase traffic based on current trends and competition within their portfolio of properties.
  • Oversee product marketing, including product launch management, sales tools, competitive analysis, and general sales support within their portfolio of properties.
  • Collaborates with Ownership, AVP of Sales and Marketing, AVP Hospitality, Area Directors, Asset Management, and CCA Communications. Embraces a team mentality by communicating openly and frequently to ensure the highest level of service for all team members of each property within their portfolio.
  • Identify competitors and evaluate their strategies and positioning and devise counterstrategies.
  • Build long-term relationships with employees, clients, government officials, and stakeholders.
  • Performs other job-related duties as assigned.


Requirements:

REQUIREMENTS

  • Bachelor’s degree in Sales and Marketing preferred, or a related field.
  • May need to travel up to 75% of the time (3-4 days a week).
  • Minimum of five (5) years of relevant sales experience within the multi-family or hospitality industry.
  • Minimum of three (3) years of team leadership experience.
  • If based in Chicago, obtains a leasing license within 120 days of employment.

  • Ability to demonstrate an intermediate working knowledge of Microsoft Office.
  • Ability to demonstrate familiarity and understanding of major social media platforms.
  • Ability to apply sound decision-making when assisting properties and corporate teammates.

  • Ability to demonstrate strong organizational skills to ensure tasks are completed in a timely manner.
