JOB SUMMARY

The HVAC Maintenance Technician performs a variety of skilled maintenance duties related to the facilities engineering and maintenance functions and is assigned to work for Supervisor, Foreman, and/or Master Mechanic on a regular basis. In addition, the HVAC/Maintenance Technician may be called upon to lead a group of workers on a project, teach maintenance skills to other members of the department, review work of outside vendors and non - license maintenance workers report on discrepancies, as assigned.

Learns and utilizes the site CMMS. Update work status and document tasks completed in the CMMS utilizing a mobile device. It is critical information is updated in real time. Attention to detail is vital to our day-to-day operations.


WORK PERFORMED

  • Performs a variety of duties in maintaining, repairing, operating and renovating equipment and facilities:
  • Assists in making decisions on all repairs and reports major problems to the Maintenance Supervisor, Foreman, and Manger as appropriate.
  • Ability to read and understand blueprints, specifications, or models to learn work layout, or plans own work layout, making routine computations as needed.
  • Constructs, finishes, installs, maintains & repairs Electrical and Mechanical systems, or the facilities of any related systems, using power & hand tools and other necessary equipment.
  • Works in a commercial infrastructure system supporting things such as: Air Handling Units (AHU's); Chilled Water (CW), Hot Water (HW), and Steam Heat Exchangers in support of campus infrastructure; CW, and HW Pumps and VFD's in support of the campus infrastructure; Roof Top Units (RTU's) and Commercial Split and Variable Refrigerant Flow cooling systems.
  • May perform occasional semi-skilled and skilled work in various crafts outside of personal specialization, such as electrical work, plumbing, carpentry, HVAC, and work as needed.
  • Cleans, lubricates, services, repairs, or diagnoses malfunction of HVAC, electrical and mechanical building systems, sterilizers, food service equipment, transport systems, and similar plant and specialty equipment items, with appropriate training, certification skills and licensing requirements as needed.
  • Ability to review outside vendor projects and make punch lists.
  • Analyze & correct complex building system problems, alone or as part of a team.
  • Certified or formally trained in one or more skills required to maintain the systems, equipment & facilities, in a clean safe operating condition in accordance with local, state and federal regulations. These skills include Electrical Certification, Plumbing, Carpentry, Welding, Steam and Pipefitting, Masonry, HVAC or Electronic Instrumentation etc.
  • Analyze and solve electro/mechanical problems related to utilities.
  • Continuous process improvement implementation and origination.
  • Assist in the developing the technical support systems to deliver 99% reliability.
  • Support project management activity as needed.
  • Performs a variety of building services' duties
  • Responds to emergency problems in the facility and makes emergency repairs as needed.
  • Maintains logs, performs rounds, and completes P.M. work orders, tests, and inspections.
  • Makes recommendations for modification or improvement of preventive maintenance systems.
  • Maintains shops and mechanical areas in a clean and safe manner.
  • Serves as a member of facility's emergency response team.
  • Performs related and other departmental duties as required.

Education and Experience Required:

High school diploma, or equivalent - 2 years of skilled trade school or maintenance vocational schooling - 5 years' experience as a HVAC Maintenance Technician in an institutional / commercial setting supporting an engineering or maintenance discipline. Must have one of the following: Journeyman Electrical License or Registered ACR Technician with EPA certification in Refrigerant, or Journeyman Plumber License etc. Ability to read, comprehend and transmit complicated detailed instructions in writing and orally. Prefer a TDLR Licensed or Senior HVAC Technician standing. Reads and understands blueprints and schematics.

Equipment, Machine, or Manual Skills Required:

Valid driver's license, Good physical condition and a general understanding of electro-mechanical equipment. A demonstrated skill in one trade and basic understanding of other trades acquired through similar on-the-job training. Ability to operate motorized tools and hand tools in a variety of trades.

Physical Demands: Sits, stands, bends, kneels, climbs stairs, ladders, and equipment, has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.

Working Conditions: Some exposure to elevated degrees of high heat, noise, dust, dirt and/or areas requiring infection control. Requires meeting deadlines for completion of work on a daily basis. Work whatever hour's necessary to maintain facility in safe manner including weekends and nights. Requires the ability to drive a company vehicle on a daily basis.
