This is a Full time position based out of the Shenandoah, Ia work center but will be traveling around the agency as needed. The hours are M-F 8am-4:30pm (additional as needed)

Maintenance Specialist
I. The Maintenance Specialist is responsible to the Maintenance Supervisor.
II. This is a non-professional, full-time position.
III. Specific Duties and Responsibilities:
1. Responsible for mowing, trimming, and other landscaping tasks as required.
2. Responsible for performing maintenance and repair of buildings operated by Nishna Productions in Red Oak, Malvern, and Shenandoah.
3. Complete interior and exterior carpentry, plumbing, painting, appliance repair, and electrical repairs where possible. This includes scheduled HVAC inspections as required.
4. Responsible to obtain bids for projects as assigned.
5. Monitor and assist in Agency’s safety awareness procedures as they relate to maintaining a safe environment for individuals and staff at each site.
6. Participate on the agencies Safety Committee as directed by the Maintenance Supervisor
7. Completion of related maintenance documentation and submission of forms and receipts in a timely manner.
8. Completion of other duties as assigned by the Maintenance Supervisor, Director of Operations, or the Executive Director.

IV. Essential Functions:
1. Transport self and necessary tools or equipment to assigned locations operated by Nishna Productions.
2. Safely use and maintain power equipment including, but not limited to, lawn mowers, trimmers, saws and drills.
3. Will perform repairs, maintenance, or remodeling projects in Red Oak, Malvern, and Shenandoah.
4. As required, Maintain valid Iowa CDL license for driving at least a 5-ton truck and have a positive driving record. Must be considered insurable by agency’s insurance carriers. Must be able to meet the Department of Transportation physical requirements and pass the required CDL license according to Department of Transportation regulations.
5. Will be classified as a safety sensitive employee and subject to random drug and alcohol testing as prescribed by the Department of Transportation.
6. All staff/volunteers of Nishna Productions, Inc. will comply with state and federal regulations regarding HIPAA (Health Insurance Portability and Accountability Act).
7. Every employee/volunteer of Nishna Productions, Inc. is on a need to know basis regarding the Protected Health Information (PHI) of the individuals they serve. Therefore a security clearance level is assigned for each job description and those security levels are allowed access only to the information required to complete the duties in each position.
• Level One allows the least access and is intended for truck drivers, maintenance staff, redemption center workers, and volunteers.
• Level Two is for direct care workers including; floaters/substitutes, SCLS, Program Instructors, Day-Hab aids, Vocational Trainers, lead staff, and 1:1 staff.
• Level Three includes the office support staff.
• Level Four is for Team Leaders, supervisors, and Work Center Supervisors.
• Level Five is the security clearance given to Program Managers.
• Level Six allows access to all PHI and includes Directors/Administrators, Quality Assurance, and IT staff.
• Temporary clearance for PHI access can be given if staff require the access to complete extra assigned duties (i.e. filling in for another department). Maintenance personnel are given permanent access to areas where PHI is stored but they may need to enter in order to complete their duties.
V. Qualifications / Requirements:
1. Previous experience in maintenance, handyman-type work, two years’ experience preferred.
2. Exhibit particular skills / knowledge in building repair and upkeep, carpentry, plumbing, painting and minor electrical work, and yard care.
3. Exhibit knowledge of safety practices.
4. Ability to exhibit common sense understanding to carry out instructions furnished in written, oral or diagrammatic form.
5. Ability to add, subtract, multiply and divide all units of measure. Perform arithmetic operations involving all American monetary units.
6. Ability to document work as completed on Maintenance Request forms and to document estimated costs for major repairs or purchases.
7. Ability to work independently without direct supervision.
8. Ability to maintain valid Iowa Drivers License and insurability as determined by agency insurance carrier.
9. Individual “must not have or be a carrier” of a serious infectious or communicable disease, such as but not limited to, incurable, fatal or debilitating diseases, which cannot be eliminated or reduced by reasonable accommodation. A current example would include, but not be limited to, tuberculosis. Determination of the existence of a serious disease is to be made by the proper medical authorities.

VI. Physical Requirements:
1. Physically handle materials and equipment as needed. Load / unload materials manually lifting up to 70 lbs.
2. Ability to travel from place to place, up to 70 miles.
3. Must be able to enter and exit facilities that may or may not be accessible to everyone.
4. Must be physically able to bend, squat, push, and pull.
