Job Description
Position Description: Full time Experienced Maintenance Technician needed for great local apartments. Health Benefits included. Starting wage is based on experience. Maintains efficient operation and upkeep of the property buildings and grounds in a leadership role.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
Responsible for the preparation of vacant units for occupancy, performing all maintenance in each unit, cleaning and assisting in shampooing to management standards.
Sheetrock, painting, mechanical, basic plumbing, HVAC certification a plus and preferred.
Responsible for the daily repair and upkeep of the entire property such as building repairs, landscape repairs, inspections, trash pickup and dog waste dna testing.
Assisting in lawn care and snow removal will be required.
Responsible for performing work orders from residents for any maintenance issues in a timely manner and notating resolutions.
Responsible for the care and maintenance of all supplies and equipment owned by the property and /or the management company.
Responsible for reporting unusual or extraordinary circumstances regarding the property or residents to management.
Responsible for maintaining the required professional appearance and attitude at all times and being trustworthy.
Responsible for cleaning work area, tools and equipment.
Responsible for courteous, quick and efficient response at all time.
Responsible for being able to manage time efficiently, have strong customer focus and service and work as a team member.
Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Responsible to be available to work in the event of on-call, only as needed.
Responsible for securing the maintenance shop at the close of every work day and keeping keys in a secure area at all time.
Additional responsibilities as seen fit by Property and Maintenance Managers.
Education/Skills:
High school diploma or general education degree (GED); or 6 months related experience and/or training; or equivalent combination of education and experience.
A certified pool operator is preferred.
Position Requirements:
Language and Mathematical Skills: Ability to read and interpret documents such as safety rules, operation and maintenance instructions, and procedure manuals. Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operation using units of American money and weight measurements, volume and distance.
Reasoning Ability: Ability to apply common sense understanding to carry out detailed but involved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or fee; and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl' and taste or smell. The employee must frequently lift and/or move up to 50 pounds and, occasionally move more than 100 lbs. Specific vision abilities required by this job include close vision, distance vision, color vision peripheral vision, depth perception and ability to adjust focus.
