JOB SUMMARY:
Performs, supervises and assists with the county-wide maintenance and repair of buildings, plumbing, electrical refrigeration and mechanical equipment, overseeing the preventive maintenance program and coordinating contract work.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
Performs, and assists with maintenance and repair of assigned buildings, grounds, and equipment, including air conditioning, heating electrical, refrigeration, and plumbing systems.
Assists in the maintenance and repair of alarm and sprinkler systems and backup generators in buildings.
Develops a scheduled preventive maintenance program for air conditioning and heating systems. Ensures that coils are cleaned, motors are oiled or greased, belts tightened or replaced, thermostats calibrated, and filters changed.
Performs and assists in repairs of commercial appliances; and commercial laundry equipment
Inspects buildings for needed repairs; suggests capital equipment replacement as needed.
Maintains records of maintenance schedules and maintenance performed; maintains EPA required records of refrigerant usage and purchase for HVAC equipment
Contacts contractors and monitors their repair and/or maintenance activities.
Completes requisitions for materials and service needs for maintenance and repair activities, including chemicals, mechanical, plumbing and electrical supplies. Picks up items from local sup-pliers as required.
Completes minor duct work additions and renovations; installs air-conditioning units, heaters, exhaust fans and compressors.
Regular and predictable attendance is required.
Performs other related duties as required.

MINIMUM QUALIFICATIONS REQUIRED:
Education and Experience:
High School diploma or Vocational School diploma or GED.
Five years building maintenance experience preferred experience in commercial HVAC maintenance and repair.
Any equivalent combination of education and experience which provides the minimum level of qualifications stated above.
Licenses and Certifications:
Valid Driver's License and a satisfactory Motor Vehicle Record (MVR).
Knowledge, Skills and Abilities:
EPA refrigerant handling certification
State of Ga. Boiler certification
Knowledge of HVAC to include operations, maintenance, troubleshooting and repair of large commercial systems with pneumatic and electronic controls including ( DDC ) and air over or water over refrigeration systems.
Knowledge of building maintenance, and construction methods, equipment and materials.
Knowledge of carpentry, plumbing, heating and air conditioning, and electrical systems.
Knowledge of local building, electrical, plumbing, HVAC, and mechanical codes.
Knowledge of repair/service of Commercial Kitchen equipment and commercial laundry equipment
Must have mechanical aptitude.
Ability to use manual calibration and testing equipment and powered hand tools.
Ability to plan, assign and direct work of others.
Ability to read and interpret building plans, specifications and blueprints.
Ability to perform strenuous and routine work.
Ability to operate refrigerant injection and recovery equipment according to EPA guidelines.
Ability to establish and maintain effective working relationships with County employees and outside contractors.

Physical Ability: Essential functions of this position continuously require the ability to remain in a stationary position (sitting or standing); operate a computer and other office machinery, such as a calculator, copier, and printer. Incumbents must continuously be able to think analytically; handle stress and emotion, concentrate on tasks, remember names and other details; examine and observe details; make decisions, and adjust to change. Incumbents must also continuously direct others; meet deadlines; stay organized; use math/calculations and use a keyboard/type.
Essential Functions frequently require the ability to move about inside the office; and move/transport items up to 10lbs.
Essential functions occasionally require the ability to bend body downward and forward by bending spine and legs, and twisting at the waist, hips or knees; reach overhead; push or pull; and repetitively use hands/arms/legs. Incumbents in this position are occasionally required to be on-call and work irregular hours.
Sensory Requirements: Essential functions regularly require the ability to use effective verbal and written communication; and use of hand/eye coordination and fine manipulation to use equipment.
Environmental Factors: Essential functions of this position continuously require the ability to either work with others or work alone.
