JOB RESPONSIBILITIES:

Maintenance Services:

Direct and oversee all aspects of maintenance of the community, including team of maintenance technicians and general labor personal.

Schedule and coordinate apartment turns, manage vendor expectations, and conduct quality assurance inspections prior to new move-ins.

Schedule and perform preventative maintenance, inspections, and janitorial services.

Maintain accurate records for all required reporting and record keeping outlined by Comet Management.

Walk the property daily inspect for damages, cleanliness and safety issues.

Follow expense guidelines, monitor operating expenses, and make recommendations for cost saving strategies for the community.

Manage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of supplies.

Communicate and advise Property Manager on recommendations for capital improvements and maintenance requirements for annual budget.

Coordinate all contracted services. Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment.

Manage and complete all service requests in a timely fashion. Keeping digital record of all service notes and status updates (if applicable).

Notify Property Manager with solutions for any safety or liability concerns as well as preventative maintenance needs.

Run errands to support the property as necessary

Perform other duties as required.

Customer Service

Ensure excellent customer service with courteous and professional attitude toward all Residents and team members.

Complete service requests from residents and team members in a timely fashion, in accordance with company policy. When delays in completing service requests occur, clearly communicating the details of the delay to Property Manager and Resident to manage expectations of all parties.

Audit key tracking system daily and weekly.

Participate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a week.

May occasionally be required to assist at other properties.

Administrative & Managerial Duties

Generate work and on-call schedule for maintenance employees.

Train, coach, and mentor team members, ensuring appropriate training is received. Recommend outside training when necessary.

Create a team environment: hold daily team huddles with maintenance team providing daily task lists and expectations. Communicate any important property updates.

Maintain open and clear lines of communication with Property Manager. Daily check-in every morning to outline the day and bridge the gap between front and back of house.

Participate in weekly operations meetings with Regional Operations Manager and Property Manager.

Provide ongoing feedback to team members. Evaluate team members through scheduled formal written performance reviews with Property Manager.

Take corrective action as necessary according to company policy. Provide recommendations for compensation adjustments, promotions, and terminations.

Support and assist Property Manager with new hire selection.

QUALIFICATIONS

Education: High school diploma or equivalent; Trade Certifications in HVAC, Plumbing, Electrical, Carpentry or any relative certification.

Maintenance Supervisor Experience: At least 3-5+ years of residential maintenance experience required. Management experience required.

Technical Skills: Relative Trade Skills required. Strong computer skills necessary. MRI/Nexus experience preferred.
