COMMERCIAL SUPERINTENDENT: Well-respected real estate organization seeks experienced candidate with strong skills, organizational capabilities, & tenant relations to join us as the building superintendent for our property in Union City, New Jersey. We are looking for someone who has the following skills and experience:
• Minimum 5 - 7 years of related work experience, preferably in a high-end commercial real estate management organization.
• Refrigeration license - required
• Fire Safety Director certification - required
• HS graduate; some college may be helpful.
• Effective communications skills (verbal & written).
• Ability to function effectively in a work environment with a demanding clientele.

General Responsibilities:
• Performing electrical work, carpentry, plumbing, painting and plastering
• Servicing HVAC systems and units
• Removal of all garbage
• Cleaning tenant’s spaces
• HVAC/Boiler license
Measures of Accountability:
In accordance with the guidelines described above, the Superintendent/Commercial Properties will be held accountable for the following expectations:
• Responsible for the day to day operations of the building.
• On a regular basis, reviews and ensures that condition of the building, as well as apartments, are maintained in appropriate condition, to ensure compliance with lease and legal requirements.
• Responsible for the operations of and the optimal performance of the physical plant/mechanics of the building(s)
• Recommends and implements procedures for improving property operations and performance and for correcting potential problems (preventative maintenance).
• Handles any and all tenant-related issues, problems, concerns, security matters, physical plant matters, facilities, etc.
• Meets with assigned Managing Agent on a weekly basis to discuss concerns or problems, as well as to update MA on building operations matters.
• Handles all building service breakdowns and assesses repair conditions at sites, including communication with residents. Analyzes conditions to determine appropriate repair or replacement.
• Obtains bids from contractors, supervise and inspects completion of work and reviews contractor invoices.
• Notifies Management of any potential or present violations or related matters in the building, and recommends suggested follow-up or resolution where possible. Obtains bids from contractors and supervises the work.
• Supervises building staff, and schedules them properly for optimum performance (if applicable).
• Establishes and maintains proper channels of communication and chain of command among building staff (if applicable).
