Our Company has an immediate opening for a Building Maintenance 1 Technician in our Houston location. In order to succeed in this fast-paced environment, the successful candidate will be a professional, seasoned Technician with great customer service skills and experience within many areas of commercial building maintenance. The candidate will take initiative, have a positive attitude, attention to detail, safety minded, anticipate company/building needs, and is reliable in all aspects of their character and job performance.

Job Summary

  • Provide commercial building maintenance services and support for our Houston building operations by performing routine facilities and maintenance tasks across a broad range of difficulty with minimal supervision.
  • Work independently and also assist other team members to successfully complete routine maintenance, construction projects, and other tasks as needed.
  • Responsible for understanding the needs of their assigned buildings and working as our Chief Engineer to ensure our buildings are efficiently and effectively functioning at optimal conditions within established operational requirements.
  • Perform scheduled preventative maintenance, inspections of key equipment, and accurately record and report daily work duties in a clear, concise, and timely manner.
  • Participate in rotating customer service duties during business hours and rotating on-call schedule for after-hours issues.
  • Work hours Monday – Friday 7:00 am – 4:00 pm. Occasional overtime may be required.
  • Direct Digital Controls and Pneumatic Controls and troubleshooting
  • Oversee and perform maintenance, including diagnostics and hands on repair of various HVAC equipment including: Chillers, Roof Top Package Units, Compressors, Heat Pumps, TXV and coil repair, Fan, electrical component replacement and refrigerant systems operation and troubleshooting.
  • Strong Electrical maintenance, troubleshooting and safety
  • F/LS alarm systems maintenance and operation. Have a thorough understanding of fire alarm procedures and other emergencies.
  • Plumbing troubleshooting and repair
  • Maintain lighting systems bulb, lighting and ballasts
  • Working knowledge of bearing and lubrication standards
  • Proficient in reading and interpreting facility blueprints, drawings, schematics, and wiring diagrams
  • Maintain compliance to State, County, or City Ordinances, Building Codes, or Laws.
  • General Interior Maintenance: hang pictures; install keyboard trays, repair office furniture systems, move office furniture, and other materials, as requested, painting, locksmith work, tenant services requests, and general maintenance etc.
  • Maintain good housekeeping and safety of work areas.
  • Respond to tenant requests in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems
  • Must be proficient in Excel, Word, and Outlook
  • HCHVAC certified preferred
  • Comprehensive knowledge of engineering principles applied to design, operation and maintenance of building structures and mechanical and electrical equipment for buildings.

Education and Experience Requirements

High school diploma or equivalent - 5-10 years’ facilities experience - Building certifications preferred

Work Environment and Physical Demands

Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat

Vision requirements include both close range and long distance vision

Must be able to lift up to 50 lbs

Must be able to climb ladders and crawl into confined spaces

Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing

Must be able to use hands to grip power and hand tools

Work location is primarily one building but may at times work multiple locations

Must participate in rotating on-call schedule outside building operation hours

Local travel is expected
