POSITION DESCRIPTION


TITLE:  Maintenance Technician   REPORTS TO: Property Manager and Maintenance Supervisor          FLSA : Non-Exempt

 

*1,000 Sign on Bonus after 90 days.*

 

SUMMARY 

The “Service Technician (ST)” performs various corrective and preventive maintenance duties as well as special projects necessary to maintain and enhance the community, including, but not limited to, HVAC, plumbing, electrical, carpentry, janitorial and grounds duties, etc.  This individual may work alone or with others on a large community but will not require immediate supervision to ensure the community meets or exceeds the standards set by Metropolitan Holdings.  Metropolitan Holdings is dedicated to exceptional customer service, which includes interactions with residents, guests, and co-workers.  Employees are expected to use their best judgment in determining the most appropriate course of action, using customer service as a guiding principle.  

 


JOB DUTIES

  • Completes maintenance work and maintenance service requests, to include, but not limited to, specific carpentry, plumbing, painting, electrical, HVAC, masonry and other general maintenance in accordance with Company standards and local city, state and federal building codes when applicable.  Provides on-call maintenance for evenings, weekends and holidays as scheduled.  Updates the status of all work orders.  
  • Executes the Make-Ready/Turn process.  Completes move-out checklist assigning appropriate move-out charges, and forwards to management for approval and account reconciliation.  Schedules and inspects vendor/contractor work performed to ensure quality, completeness, and compliance with company standards.  Inspects all rent ready apartments to ensure all maintenance items are completed and the apartment is ready for move-in.
  • Inspects the physical building site/apartment site including all roofs, garages, carports, driveways, streets, stucco, siding, pools, building, recreational facilities, and grounds, identifying all areas in need of immediate or future repairs and maintenance and provides an inspection report to the Property or Service Manager for review.  
  • Performs other duties including but not limited to janitorial, grounds and special projects as assigned.  Actual job duties/responsibilities may vary depending on community size and community needs.


PERFORMANCE OBJECTIVES

Include, but not limited to, Service Request Resolution in 24 hours, Service Request Quality, Unit Turn Timeliness, Customer Service Feedback, Move-in Quality, Team Membership, Curb Appeal, Net Operating Income and completion of special projects.   


PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE 

An ST will be required to have 1-5 years of related experience in maintenance and hold a Type II or greater EPA certification as well as possesses skills related to painting, carpentry, electrical, HVAC, plumbing, emergency/security systems, and pool maintenance or 3+ years  experience in a specialized field such as Electrical, Plumbing, Carpentry, Painting, Masonry, or Drywall; effective oral and written communication skills; provides exceptional customer service; able to operate hand tools; knowledge of First Aid and Safety procedures; High School Diploma or equivalent, supplemented by specialized courses or on-the-job in HVAC, plumbing, electrical, and or carpentry; one year property management experience.  Must have a valid driver's license.


WORK ENVIRONMENT

The “Service Technician” works on-site at a commercial property/apartment community and interfaces with external/internal customers, residents, and vendors on a regular basis.  The position work schedule (days/hours) varies depending on the property.  Hours are usually scheduled within 7 am – 6 pm and may be scheduled to work weekend days (Sat/Sun).  Must be available to work over-time as needed and work on-call schedule.  The Service Technician should be flexible and readily available depending on the needs of the property. 

 

PHYSICAL REQUIREMENTS

The “Service Technician” required physical condition must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position.  While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl.  May be required to lift and/or move up to 50 pounds and operate power tools.  Must be able to occasionally drive during the course of work.
