Job Description:

The Maintenance Supervisor is responsible for assuring the proper service delivery and high quality of interior and exterior maintenance through the direct supervision of maintenance and custodial staff for assigned properties. The incumbent is responsible for ensuring the continued proper functioning of all mechanical and electrical equipment, including HVAC systems, plumbing, carpentry, appliance repair, and the general property upkeep and curb appeal of assign properties. An individual in this class must also have the full capability of performing maintenance tasks at a highly skilled level and to educate and train staff on proper procedures. The incumbent in this position is also required to perform the aforementioned tasks and complete the necessary work on an as needed or as required basis.

The work requires knowledge of the methods, procedures and practices of the trades including plumbing, electrical, appliance repair, heating, ventilating and air conditioning (HVAC), and carpentry in order to perform needed maintenance or supervise others in doing so. There are guidelines for performing the work but the employee is expected to use own judgment in finding, choosing and applying the proper procedure or precedent with significant deviations from standard methods or accepted practice referred to supervisor. Problem solving is an integral part of this work requiring the incumbent to determine the best way to correct problem or material needed to complete work. The success or failure in resolving maintenance problems have a direct effect upon the physical comfort and wellbeing of the occupants of the assigned properties.

Contacts are with employees of HOC and of private contractors for the purpose of exchanging information or providing basic technical information. There is also regular contact with residents of HOC properties while providing maintenance service to their homes. The work environment varies from HOC offices to client homes to outside of service area of a property and involves some discomfort while performing assigned tasks. The work consists of assignments which may require the use of safety equipment and regular visits to client's homes. The incumbent must spend varying amounts of time crouching or crawling in confined spaces, climbing ladders, carrying/pushing objects up to fifty pounds.

Essentials Duties& Responsibilities:

  • Distribute work to maintenance mechanics.
  • Supervise maintenance staff.
  • Respond to emergencies outside of normal working hours.
  • Oversee work orders for proper and complete information.
  • Randomly pull completed work orders and conduct an investigation to determine if the repairs were performed in a timely and proper manner.
  • Inspects community continuously, recording, and correcting deficiencies.
  • Direct all property/ground upkeep, preventive care, and maintenance service efforts.
  • In charge of sustaining peak efficiency operation levels for all property components.
  • Manage make-ready timeline per make ready guidelines, keeping down time to a minimum.
  • Assisting the development of maintenance repair standards for HOC.
  • Monitor shop supplies and inventory.
  • Follow up on any unsatisfactory outcomes to attempts to solve maintenance problems of clients.
  • Provide supervisor or property manager accurate, up to date information about maintenance work performed or needed as required.
  • Schedule planned maintenance.
  • Plan for and prepare property for periodic inspections.
  • Manage maintenance budgets and other administrative tasks.
  • Perform other related duties as assigned.

Minimum Qualifications:

Experience:

  • Minimum of two (2) years' experience in property maintenance to include carpentry, electrical, plumbing and HVAC.
  • Minimum of one (1) year of supervisory experience.

Education:

  • Associate of Arts Degree in a maintenance trade, including journeyman licenses, relevant certifications, or trade licenses.

Knowledge and Skills Needed:

  • Experience and understanding of HVAC systems, including operations, repair, and the ability to assess whether replacement is necessary.
  • Knowledge of plumbing and plumbing fixtures and how to repair them.
  • Knowledge of electrical wiring in multifamily dwellings and how to maintain and repair same.
  • Knowledge of carpentry, glazing, dry wall, and locks to be able to repair or maintain interior or exterior of multifamily dwelling.
  • Excellent English communication skills, both verbal and written.

Licenses and Certifications:

  • CFC Certification (Must obtain within one year of hire)
  • Must have a good driving record and a valid driver's license

Preferred

  • Bilingual a plus.
  • Computer literacy

An equivalent combination of education and experience may be substituted.
