What this job involves - This Painter/Maintenance Generalist position performs routine repair, maintenance, restoration, and replacement of various components of the physical structure of the buildings. The campus is roughly 1 million sq. ft. and consists of Labs, Offices, Manufacturing, Warehousing, Critical Utility Buildings, as well as other supporting structures that are maintained by JLL on site. Prepare, primes, and paints building interior and exterior surfaces and performs general handyman tasks to maintain buildings.

What is your day to day?
  • Completes tasks that include but are not limited to; customer service requests, preventative and general maintenance as assigned.
  • Prepare, prime, and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
  • Applying paint, stain, and other coatings to surfaces such as walls, ceilings, trim, and furniture.
  • Prepares surfaces by cleaning, sanding, and filling holes or imperfections to ensure a smooth and even finish.
  • Remove old paint or wallpaper using appropriate tools and techniques.
  • Using brushes, rollers, or spray guns, the painter applies paint or other coatings to interior and/or exterior surfaces.
  • Ensure proper adhesion, coverage, and color consistency, following specific instructions and guidelines.
  • May apply primers, sealers, or other protective coatings to surfaces to enhance durability and resist moisture, corrosion, or damage.
  • Help with interior and exterior painting, color selection, surface preparation, and ensuring a professional finish.
  • Responsible for cleaning and maintaining their painting tools, equipment, and materials to ensure proper functioning and longevity.
  • Working with wood and constructing, repairing, or installing various wooden structures. They can assist with tasks like framing, cabinetry, furniture building, installing doors and windows, trim work, and custom woodwork.
  • Adheres to safety protocols and regulations to minimize risks associated with paint chemicals, work at heights, and other hazards. They also perform quality checks during and after the painting process to maintain high standards of workmanship.
  • Interacts with clients, discussing project details, addressing concerns, and providing updates on progress.
  • General interior maintenance - hang pictures, install keyboard trays, repair office furniture systems, office moves and room setups.
  • Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
  • Works efficiently to meet deadlines and budget constraints.
  • Complete Hazard Assessments as necessary.
  • Documents work performance and materials procurement as directed.
  • Any and all other duties assigned.
Desired experience and technical skills

Required
  • Strong understanding of different painting techniques, such as brushwork, rolling, cutting in, and spraying.
  • Be adept at applying paint evenly and smoothly, controlling the thickness and coverage as needed.
  • Proper surface preparation is crucial to achieving a high-quality finish. This involves the ability to assess surfaces, clean them effectively, repair any imperfections, and ensure they are ready for painting.
  • Good understanding of color theory and design principles. This includes being able to select suitable colors, coordinate color schemes, and provide guidance to clients on color choices that enhance the space or meet their preferences.
  • Familiar with different types of paints, stains, primers, sealers, and other related materials.
  • Should know which products are best suited for specific surfaces, environmental conditions, and desired finishes.
  • Keen eye for detail. Be able to notice and address imperfections, ensure clean paint lines, and deliver a flawless finish.
  • Precision in cutting in corners, edges, and trim work is essential.
  • Painting can be physically demanding, requiring stamina and dexterity. Painters spend long periods on their feet, maneuvering equipment, climbing ladders, and performing repetitive motions. Physical fitness and agility are important for this role.
  • Skilled at managing their time efficiently to meet project deadlines. This includes estimating project timelines accurately and working in an organized manner to complete tasks within the given timeframes.
  • Good communication skills and a customer-oriented approach are crucial for understanding clients' needs, addressing any concerns, and ensuring customer satisfaction.
  • Knowledgeable about safety protocols, such as proper ventilation, handling and disposal of paint chemicals, and working at heights.
  • Painters may encounter unexpected challenges during projects, such as adhesion issues, color mismatches, or damaged surfaces. The ability to problem-solve and adapt to different situations is important to deliver successful outcomes.
  • Previous Commercial, Industrial or Residential Painting experience.
  • Candidate must possess and maintain a valid state driver's license.
  • Must have ability to regularly lift up to 25 lbs. and occasionally lift up to 50 lbs.
  • Must have the ability to safely perform overhead work while standing on ladders up to 24 ft.
  • Must have the ability to regularly walk, bend, stoop, crouch, crawl, lift, push, pull, etc. in order to test and perform maintenance.
  • Strong communication skills, both oral and written.
  • Possess safety and mechanical aptitude.
  • Basic computer skills required.
Preferred
  • Previous work experience in lab or manufacturing environment, cGMP experience desired.
  • 3+ years of relevant experience in general building repair and maintenance, basic working knowledge of HVAC/R, plumbing, and electrical desirable.
  • CMMS experience desired.
Estimated compensation for this position is:

$52,000 - $60,320 USD

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
