Job Description
MANAGED PROPERTY HOUSING INSPECTOR
OVERVIEW
To support the mission of the Grand Forks Housing Authority; inspect managed housing units for compliance with housing quality standards; ensure consistent and efficient communication to issue work orders for correcting non-compliant housing quality standards; and to perform related technical duties and responsibilities.
SUPERVISION
Reports to Facilities & Maintenance Director.
ESSENTIAL FUNCTIONS (May include, but are not limited to the following):
- Inspect all units for compliance with the housing quality standards.
- Inspect rental units for overcrowding, electrical and fire hazards; ensure the unit is decent, safe, and sanitary.
- Conduct move-in and move-out inspections in a timely manner.
- Issue work orders for repair, replacement, and/or correction as needed to comply with housing quality standards.
- Conduct follow-up or reinspection of units as necessary; determine that proper corrective measures have been taken.
- Communicate with Maintenance Supervisor upon completion of necessary correction.
- Respond to resident needs as directed by the Maintenance Manager.
- Providw technical and functional support for Maintenance Technicians.
Perform related duties and responsibilities as required.
QUALIF'ICATIONS
- Knowledge of Federal housing program regulations.
- Interpret and explain Grand Forks Housing Authority policies and procedures.
- Ability to interact with people of varying social, economic, and ethnic backgrounds.
- Prepare clear and concise reports.
- Operate and use a computer.
- Communicate clearly and concisely, both orally and in writing.
- Establish and maintain effective working relationships with those contacted in the course of work.
- Maintain mental capacity which allows the capability of making sound decisions and demonstrating intellectual capabilities.
Preferred Experience
- Three years of increasingly responsible Experience in affordable housing or a related field.
- Associate degree from an accredited college or university with major course work in housing inspections, construction, project management or related field.
- Experience with YARDI system.
License or Certificate
Possession of, or ability to obtain (within 6 months from hire) Housing Quality Standard Certification.
WORKING CONDITIONS
Environmental Conditions:
Office and field environment; travel from site to site; work with computers; exposure to inclement weather conditions; transmittable diseases.
Physical Conditions:
Essential and marginal functions may require maintaining physical condition necessary
for sitting, standing, and walking for prolonged periods of time.
Status: Full-Time, Hourly (non-exempt)
Pay: $17.71 to $26.56
