Position Summary:

Bolt Farm Treehouse is looking for a results-oriented, extremely driven, leadership-focused Sr. Construction Manager to oversee and facilitate the company’s expansion at its flagship location on Whitwell Mountain, then expanding into several new locations around the USA. The mission of this role is to build the world’s best glamping development machine by maximizing all efficiencies throughout each build. Your goal will be to ensure all construction projects are completed on time and to Bolt Farm’s luxury hospitality standards of excellence. Unlike hotels built in metro areas where supplies and labor are plentiful, building in gorgeous remote areas present a new array of challenges. If you are a resourceful problem solver and you do whatever it takes to keep the job on the critical path, this position was designed for you.

Careful with details, construction ideology, and local codes, yet aggressive about rapid implementation and operational efficiency, the ultimate candidate will loath routine work and thrive in a more intense, sprint-paced environment. Speed to completion is your M.O. Simply put, you love your work, you are competitive, and you are best-in-class at planning, executing, and managing the trades required to get the job done.

Not for everyone, but perfect for the right person; this job requires living on or near the property during construction, estimated to last 4-6 months. We drive hard and at full speed during construction, then we exhale, rest and celebrate the victory once it’s complete. Days off and the occasional long weekend are permissible during the building phase. You will be able to take PTO after construction is complete.

Requirements:
  • Minimum of 3 years of experience in a similar role.
  • Tech-savvy with a systems-minded approach. (You will be using several cloud-based applications)
  • Proficient in computer skills, including Google Suite.
  • Excellent verbal and written communication skills.
  • Self-motivated, well-organized, and results-driven with a track record of meeting goals.

What You'll Be Doing:
  • Lead and inspire your team and everyone involved to work with purpose to complete each phase of construction in record time. Make it fun, challenging, and rewarding.
  • Create a culture of disdain for inefficiency and vigorously remove all inefficiencies from the entire development process.
  • Swift execution of all pre-construction planning & permitting materials
  • Create detailed bid packages for all trades.
  • Recruit, negotiate and hire all needed trades ahead of each build, clearly defining the scope of work, schedule, and critical path for the project in detailed, signed work agreements. Then, enforce accountability with all trades on a daily basis.
  • Identify, engage and manage contractors and manufacturers to complete each project.
  • Document daily learning, stuck points, and ways to improve our efficiency.
  • Find reliable sources for all materials that are durable, cost-efficient, made in USA/North America, energy-efficient, and local, if possible.
  • Find ways to decrease on-site carpentry needs via prefabricated solutions that you source.
  • Work with the Financial Controller to prepare and submit budget estimates, progress reports, change orders, and cost tracking reports.
  • Creation of new SOPs (Standard Operating Procedures) and systems related to your role.
