ABOUT THE ROLE

Under the general supervision of the management, the technician is the primary staff person responsible for repairs and maintenance of the grounds, parking lot, common areas of the building, and individual tenant units, The tech's duties working with the manager in overseeing repairs, and maintenance of the electrical, plumbing, heating and air conditioning equipment of the building. The technician also coordinates and assists with snow removal, landscape maintenance, parking lot management, parking machine maintenance, and additional tasks. Must be friendly, and people-oriented, and enjoy assisting tenants with needs and requests and assisting management with successful operations of the facilities.

WHAT YOU'LL DO

The specific duties of the maintenance technician are:
Maintain the electrical and plumbing appliances and fixtures of the common areas of the premises, including lamps, switches, water closets, wash basins, water dispensers, etc.
As needed, to repair doors, doorknobs, door locks, ventilators, floors, ceilings, walls, roof deck, and roof areas, including small patches, touch-ups, and painting.
To serve as backup to the building manager and to assist in the performance of manager duties.
As assigned, to perform repairs, maintenance, and if necessary, replacements to the appliances, fixtures, and other components of individual units, including the air handlers, light fixtures and lamps, basins, water dispensers, water closets, smoke detectors, doors, doorknobs and locks and other items needing repairs or maintenance.
Know the physical layout and operations of the building security and fire safety systems and recognize when they need servicing or repair.
Monitors fire extinguishers and ensure annual servicing occurs on schedule.
Ensure stockrooms maintain an adequate inventory of regularly used supplies.
Keeps the technician's work area orderly with adequate tools and supplies to meet common building maintenance needs.
Additional duties may be assigned from time to time by the manager.

SPECIAL REQUIREMENTS:

Physical demands include the ability to lift 50 to 100lb, using appropriate safety procedures.
Follow all safety precautions while on the job and always maintain a safe work environment.
Must be reliable, flexible, on time, and able to complete jobs on time.
Able to repeat various motions with the wrists, hands, and fingers to complete tasks.
Ability to work in an upright standing or sitting position for long periods.
Ability to walk, squat, kneel, and climb steps and ladders.
Ability to work in different environmental conditions - heat, cold, wind, rain.
Ability to navigate the building quickly and easily to meet the job functions.
Ability to detect auditory and/or visual emergency alarms and respond appropriately.
Ability to respond to emergencies promptly.
Ability to work flexible hours, weekends, and holidays if required for the building.
Able to be on-call outside of normal operating hours when required.
Must have reliable transportation.
Able to work well with others, but also able to work independently without supervision.
Regularly inspects facilities for cleaning or maintenance issues, and reports findings to managers.

Qualifications:
  • Previous experience as a handyman / general maintenance
  • Knowledge of job site safety rules and regulations (OSHA)
  • Knowledge of methods, tools, and equipment used in carpentry
  • Ability to read and interpret blueprints
  • Must be qualified to perform at heights above thirty (30) feet with the use of a ladder, lift, or bucket truck boom
  • Ability to lift 40+ lbs on a consistent basis
